Rental Policies and Conditions
- Check-in Time. Check-in time is
after 4:00 P.M. CST. Keyless
entry code will be provided. No early check-ins.
- Check-out Time. Check-out time
is 10 A.M. CST.
- Reservation Payment. An
advanced reservation payment will be required to
confirm your reservation. Island
Mist Condos must receive your deposit equal
to 50% of the rental rate to
confirm your reservation. The remaining 50% rental
rate must be received within 30 days of check in.
Payment can be made via personal check, bank
money order, cashier's
check, or credit card via our
webpage.
- Refundable Damage Deposit Fee.
A
damage/reservation deposit of $200.00
is required. This must be received within
thirty (30) days
prior to check in. The deposit
is NOT applied toward rental rate: however, it is fully
refundable within (14) days of departure, provided
the following provisions are met:

No damage is done to unit or its contents,
beyond normal wear and tear.

No charges are incurred due to contraband, pets,
or collection of rents or services rendered
during the stay.

All debris, rubbish, and discards are placed in
dumpster, and soiled dishes are placed in the
dishwasher and cleaned.

No linens are lost or damaged.
-
No early check-in or late checkouts.
-
The security/damage deposit will be forfeited if
the owner (or representative of the owner), or
local law enforcement, or the security company
employed by my association.
- Cancellation. A $75 cancellation fee
will be charged on all cancelled reservations.
Your advanced reservation payment will be refunded,
except for this Cancellation Fee, if you notify
Island Mist Condos of your
cancellation sixty (60) prior to arrival date.
Cancellations or changes that result in a shortened
stay, that are made within sixty (60) days of the
arrival date, forfeit the full advance payment.
Cancellation or early
departure does not warrant any refund of rent or
deposit. If reservation is
cancelled greater than 60 days of check in, a full
refund of advance reservation, except the $75
cancellation fee, will be refunded. If reservation
is cancelled in less than 60 days of scheduled check
in, you will forfeit your advance reservation
payment. However, if the week is re-rented we will
refund your advance reservation payment minus the
$75.00 cancellation fee.
- Pets. Pets are strictly
forbidden. Having a pet is grounds for immediate
eviction without a refund and a forfeiture of your
damage fee.
- Smoking. These are non-smoking
units. Please do not smoke, violation of this will
result in eviction without a refund and a forfeiture
of your damage fee.
- Advance Reservations. We accept
reservations up to the end of the year in advance.
We can confirm reservations for a future date, but
we cannot confirm or guarantee rates for dates
beyond the current published rental rates.
- Property Assignments. When you
confirm a reservation, we will assign you to
the unit you are confirmed.
- One-week minimum stays for all
properties, Saturday arrival and Saturday departure
during spring and summer, 4 day minimum during other
seasons.
- Severe Weather. We do not
refund rents or deposits lost due to cancelled or
shortened stays because of weather. Departures due
to inclement weather do not warrant refund of rent
or deposit. HURRICANE POLICY: We will only refund
unused days in the event of a MANDATORY evacuation
for Okaloosa County,
since this is where the
accommodation resides.
- Maximum Number of Guests. The
allowable occupancy for the rental property is based
on the following sleeping arrangements:
o 926C - Maximum of 10 guests
o 926D - Maximum of 14 guests
o 1 parent or guardian per 4 persons under the age
of 25
Guests who exceed the maximum occupancy are subject
to immediate eviction and forfeiture of all rental
payments.
- Family Rentals Only! All of our
vacation accommodations are family rentals ONLY. NO
units will be rented to vacationing students or
young adults (under 25) unaccompanied by a
responsible parent or guardian. A PARENT OR GUARDIAN
MUST BE STAYING IN THE UNIT AT ALL TIMES. OUR RENTAL
UNITS ARE MONITORED FOR VIOLATION OF THIS POLICY.
ALL VIOLATORS WILL BE EVICTED AND ALL RENTAL
PAYMENTS AND/OR SECURITY DEPOSITS WILL BE FORFEITED.
In accordance with Florida
State Statute 509.41, RESERVATIONS MADE UNDER FALSE
PRETENSE ARE NULL AND VOID AND CHECK-IN WILL NOT BE
ALLOWED. This policy includes
reservations made by parents or guardians who do not
check in, and/or who leave overnight during the
length of the stay. NO EXCEPTIONS! We
require one parent or guardian for every four
persons under the age of 25. During the
spring break period, special registration policies
will be in effect: the ratio for each reservation
must be one parent or guardian per every two persons
under the age of 25.
- Rates. Published rental
rates are subject to change without notice.
We reserve the right to correct rates that may have
been misquoted due to human and/or computer error.
- Payment of Rent.
50% of rental rate is due to
confirm reservations. Remaining 50% of rental rate
is due before 30 days of check in.
- Key Policy.
Keyless entry code will be provided to you the week
of check in.
- Housekeeping. Laundry
facilities are provided in the rental property. The
property will also be stocked with an initial supply of trash liners, toilet
paper, bath soap and dishwasher soap.
- Beach Towels. PLEASE BRING YOUR
OWN BEACH TOWELS! We do not permit towels, sheets,
blankets, or furniture to be removed from the
property.
- Maid Service. While linens and
bath towels are included in the unit, daily maid
service is not included in the rental rate.
- Maintenance Problems. During
your stay, promptly report any maintenance problems
to Island Mist Condos.
Please do not leave doors or windows open while the
A/C or heaters are operating.
Island Mist Condos' staff may enter the
property to respond to any maintenance and/or
housekeeping issues during your stay.
- Security of Personal Property.
Island Mist Condos
is not responsible for any acts of theft or
vandalism, or other damages to any personal property
or for personal items left by guest in the
accommodation at departure.
- Good Neighbor Policy. We
respectfully request that you remember you are
staying in someone's home during your vacation.
Please treat it with care and leave it in good
condition at checkout.
- Property Rules and Regulations.
Please observe all rules and regulations
governing the use of the property you are
occupying. These rules apply to both owners and
guests, and failure to comply can result in
eviction.
- Agent for Owner.
Island Mist Condos
serves as the agent for the owner of the rental
property.
